I purchased part of a property (parcel) last year but did not get a Property Tax Bill this year. Why?
Property Tax Bills are based on how a property is configured on January 1st, of the previous year. So if you purchased part of a parcel, you will not get a Tax Bill for two (2) years. The person you bought the property from will get the Tax Bill for the whole parcel. Property taxes should be pro-rated at the time of closing. Contact your closing Agent or Title Company for more information.
Example: You purchased 5 acres on May 30, 2020 from a person who has a 40 acre parcel. Your 5 acre parcel will not be assessed until the 2021 tax year. You will not receive a Property Tax Bill for the 5 acre parcel until 2022.
I purchased a lot in a new subdivision last year and did not receive a Tax Bill this year. Why not?

The owner of the original parcel the subdivision came out of will get the Tax Bill for the whole property. Property taxes should be pro-rated at the time of closing. Example: You purchased a lot in a Subdivision that was recorded on February 21, 2020. You closed on the lot in June of 2020. Your lot will not be assessed until the 2021 tax year. You will not receive a Property Tax Bill until 2022.
NOTE: Property Taxes are pro-rated because we always pay our tax bill a year later.
Example 1: Property assessed in the 2020 Tax Year will produce a Tax Bill in 2021.
Example 2: Property created by a new division or new subdivision plat in the 2020 Tax Year will be assessed for the first time in 2021 and receive a Tax Bill for the first time in 2022.
How do I get a new parcel number?
A new parcel number will be issued when a property is split or a new subdivision plat is recorded. The deed will have to be approved by our office and then recorded. After a new subdivision plat is recorded, parcel number(s) will be assigned within a few days from when our office receives the recording information.
Can I get a paper or Mylar copy made? If so, how much do they cost?
Yes. Our large format copier can make paper and Mylar copies up to 36 inches long. The paper copies are $2.00 each and the Mylar copies are $5.00 each.
Do I have to get my deed approved by the Maps & Plats GIS Division before recording it and is there a charge?
If the deed creates a division of the property, then our office will review the deed to ensure it meets the 765 ILCS Plat Act and approve the deed if everything is correct. If you have a survey we recommend you bring it along to speed up our approval process. There is no fee for this service. If the deed does not create a division, then you can go straight to the Recorder’s Office to record the deed. See Deed Policies for more information.
How long does it take to get my deed approved?
Depending on the length and complexity of the legal description, normally within 24 to 48 hours. Other considerations that may be a factor are staff availability and other deeds already in queue. If you leave your contact information, we will contact you as soon as we are complete.
Can I view my property lines on the County Web Page? Can I print out a map?
Yes. You can use this link http://reweb1.co.madison.il.us/ to view your property lines, follow these steps:
- Enter your information to get to the Madison County Property Tax Inquire page.
- Then select Parcel GIS Information on the right hand column.
- A map will appear with your parcel highlighted.
- To print a map, select Print from the left hand column.
- Select Print again and a pdf map will be created.
- Open the pdf map and print to your own printer.

When I look at my parcel lines on the County GIS map, it looks like they cross over my neighbor’s house. Do I own part of their house?
The parcel lines are for assessment purposes only. They are not survey quality. If you need to know exactly where your property lines are, then you need to hire an Illinois Registered Land Surveyor. If you think your parcel line is off, please contact our office so we can review your property and possibly make an adjustment.

Can I look to see if there are any survey’s for my property in the County records?
Yes. Our office maintains an extensive data base of hard copy and digital documents pertaining to property in Madison County. They are stored by township, section and quarter section (if available) and are comprised of recorded and non-recorded documents. You can come into the office during normal business hours to search through the files and make copies if needed. You can also purchase the files in a digital format and take them with you. Are there any records available showing the ownership history of my property?
Yes. History Cards are an internal document maintained by our office that show ownership for every property in the County back to 1958, the date our office started. They are divided into two classes, land or lot. Lands are metes and bounds tracts and lots are platted from a Subdivision plat.
A digital copy was scanned in 2005 and is available for sale. See History Cards & Work Book Maps for more information. NOTE: The History Cards are an internal document of this office and may not contain accurate information.
Is there any way I can combine my parcels into one tax bill? Is there any cost to do this?
Yes. You can combine parcels if they meet certain criteria. All parcels must have the exact same ownership and tax code. They cannot have any delinquent tax or unpaid tax on them. We cannot combine parcels with more than one home and they must be contiguous. There is no cost to combine your parcels. See Tax Parcel Combination Request Form for more information.
NOTE: You will still get the same amount of tax bills the next year. This process takes two (2) years for the combination to reflect in the tax bill.
Example: If we receive your parcel combination request in 2020, it will be re-assessed for the 2021 tax year. The property tax bill will reflect the change in 2022.
I’m getting one tax bill for two (2) lots in a subdivision. I’m getting ready to sell one of the lots and want to get a new parcel number for it. What are my options?
- You can wait until you sell the lot and we will issue a new parcel number with the deed.
- You can complete the Tax parcel Division/Split Request Form and return it to our office for processing. Certain criteria must be met before we can process your request. The current tax bill must be paid in full, no delinquent taxes and the lots will be split out as platted.
NOTE: You will still get the one tax bill the next year. This process takes two (2) years for the division/split to reflect in the tax bill.
Example: If we receive your parcel division/split request in 2020, the lots will be re-assessed for the 2021 tax year. In 2022 there will be two (2) property tax bills issued.
I’m searching by name and address and can’t get it to come up on the website?
When searching for a property by name or address, less is more. In other words, the least amount of information you enter in the search field the better.
Example: If you are searching for 157 North Main Street, Edwardsville, IL.
Enter: 157 in House Number field and Main in Street Name field.
If you are searching for John Smith in Edwardsville Township,
Enter: John Smith in the Owner Name field and 14 – Edwardsville in the Townships field.
